Assemble this before listing
- Permit and final inspection records
- The utility's permission-to-operate letter
- Interconnection agreement
- Twelve months of production data from the monitoring portal
- Twelve months of utility bills showing the actual effect
- Equipment warranties and the workmanship warranty
- The financing or lease agreement, if any
Owned outright
Simplest case. The system conveys with the house. Give the appraiser the production data and bills — an appraiser cannot credit value they have no evidence for.
Leased or prepaid
The agreement has to be assumed by the buyer or bought out. Start the provider's transfer process when you list, not when you're under contract; these take weeks and are the single most common source of closing delays on solar homes.
Financed with a lien
A UCC filing against the system shows up in title work. Know whether your agreement requires payoff at closing and get a written payoff quote early.
Talk to your agent
Many agents have never listed a solar home. Handing them an organised packet up front prevents the "we'll just not mention it" approach, which costs you value.
