Roof first: what St. Petersburg homeowners should fix before an array goes up

An array is a twenty-five-year decision bolted to whatever roof is underneath it. In St. Petersburg, where salt air, UV and storm history all age a roof faster than the brochure assumes, that ordering matters.

The remaining-life test

Roughly: if the roof will not comfortably outlive the array's first fifteen years, replace it first. A detach and reset later costs real money and puts crews back on a roof that is already failing.

What ages a Pinellas roof early

• Salt and UV. Coastal exposure degrades shingle granules and dries out sealant faster than an inland roof.
• Storm history. Wind events lift and reseat tabs. A roof can pass a glance and still have compromised seals.
• Ventilation. Under-vented attics cook the underside of the deck. It is the most common quiet cause of early failure we find here.
• Old repairs. Patchwork around vents and skylights is where water finds a path.

Signs it is time

Granule loss in the gutters, curling or cupping tabs, soft spots underfoot, daylight or staining visible in the attic, and flashing that has pulled away at the chimney or valleys. On tile, look for slipped or cracked pieces and check the underlayment age — tile outlives the underlayment beneath it, and that is the layer that actually keeps water out.

Packaging roof and solar
