Solar in Westchase and Carrollwood: HOAs, tile roofs and what Florida law says

How to move a suburban Tampa solar project through architectural review without losing months.

Suburban North Tampa is the easiest place in the region to design solar — big, simple, unshaded roof planes — and the place most likely to add a review step.

Florida protects solar access

Florida statute limits how much a homeowners association can restrict residential solar. An association generally cannot ban a system outright, though it may have limited say over placement where that does not impair performance. Read your own covenants and the statute rather than accepting a verbal "we don't allow that."

Submit like it will be approved

A clean packet moves fastest: roof plan showing module layout, module and racking spec sheets, color and finish, conduit routing, and the contractor's license. All-black modules and rear-plane placement remove most objections before they are raised.

Tile roofs need a different install plan

Barrel and flat concrete tile are common here. Tile hooks, careful tile removal and replacement, and slower labor are normal. Ask specifically how broken tiles are handled and whether replacement stock matches — a mismatched patch on a street-facing plane is exactly what an architectural committee remembers.

The upside

Once approved, these are the best-performing roofs in the metro: unobstructed south and west planes, newer 200-amp services, and framing designed for modern loads.
