How Solar Panels Get Installed on a Florida Roof, Step by Step
Racking, flashing, penetrations, and wind load. What a proper Florida roof-mount install looks like, and what to inspect on any quote you receive.
If you want to understand what you are buying, understand what happens to your roof. Here is the actual sequence on a Central Florida roof-mount installation.
1. Structural and roof assessment
Before anything is designed, the roof gets evaluated: material, age, condition, deck integrity, and rafter or truss spacing. Florida wind load requirements are strict, and the attachment plan has to be engineered to them. If the roof is near the end of its service life, panels should not go on it yet.
2. Layout and engineering
Panel layout follows sun exposure, roof plane geometry, obstructions like vents and skylights, and required fire setbacks. The plan set goes to engineering for wind load and structural sign-off, then to the local building department.
3. Mounting and flashing
This is the part that determines whether your roof leaks in three years. Mounts are lagged into rafters or trusses, not just into decking. Each penetration gets flashed and sealed properly for the roof type:
- Shingle: flashing slid under the course above the penetration.
- Tile: tile hooks or replacement flashing pans, with tiles cut and reseated rather than cracked and caulked.
- Metal: attachment method depends on panel profile; standing seam often needs no penetration at all.
Caulk alone is not flashing. If a quote describes sealing penetrations with sealant and nothing else, that is a red flag.
4. Racking and panels
Rails go on the mounts, panels get clamped to the rails and bonded for grounding. Rows are set with proper spacing and edge setbacks.
5. Electrical
Conduit runs from the array to the inverter, then to a disconnect and into your main service panel. Depending on the design this is a string inverter with optimizers or microinverters at each panel. Labeling and rapid shutdown requirements are code items an inspector will check.
6. Inspection and interconnection
The local jurisdiction inspects. Then TECO, Duke, or your co-op handles the meter and issues permission to operate. Only then does the system legally run.
What to ask any installer
- Who does the work, in-house crews or subcontractors?
- How are penetrations flashed for my specific roof material?
- What happens to my existing roof warranty?
- What is the plan if my roof needs replacing in a few years?
