THE SHORT ANSWER
A commercial solar review becomes useful when the bill, building authority, roof condition and operating schedule are connected. Start with a decision packet, then ask how the proposed design and price respond to those records.
Name the people who can authorize the project
Identify the property owner, utility account holder, business operator and person who can approve the expenditure. They may be different people. If a tenant starts the conversation, document what the lease permits and what requires the landlord’s written consent; do not assume a utility bill establishes roof rights.
Give the review team one contact for questions while keeping the actual decision makers visible. Record any board, lender or management approval that must happen before a contract or site work. An early conversation should establish the approval path rather than promise that the project is ready to start.
Describe the business day, not just the annual total
Provide utility bills and available interval data, with the account holder’s permission. Note opening hours, weekend activity, seasonal closures and planned equipment changes. A daytime office, evening venue and refrigerated operation should not receive the same usage narrative simply because their annual totals are similar.
Ask the proposal team to distinguish electricity used on site from electricity expected to be exported. Have it explain the remaining charges using the actual account and applicable rate assumptions. If demand charges or multiple meters appear on the bill, ask for a separate explanation of how they are treated; an energy offset alone does not prove the entire bill disappears.
Make the roof and site constraints part of the scope
Collect available roof age, repair history, warranty documents and plans. Flag equipment access, loading areas, tenant entrances, signage and operating hours that affect safe work planning. Ask what survey or structural information is still needed before the layout and price are confirmed.
For property within City of Tampa jurisdiction, its commercial permit resources include photovoltaic and roof re-covering categories. [1] Record who checks the applicable permit route and who owns roof coordination. Separately, confirm the serving utility and interconnection responsibilities; Tampa Electric publishes its own connection process for its accounts. [2]
Turn the recommendation into an approval record
Request an itemized installed scope with equipment, exclusions, assumptions and responsibilities. Keep cash or financing terms separate from any estimated incentives, and have the business’s own advisers assess eligibility rather than treating an advertised credit as guaranteed. Ask what remains provisional until engineering, survey or utility review is complete.
For proof of workmanship, review actual documented projects and the work shown. Origin’s published Mahajan Medical Center case study is in Clearwater; it is commercial project evidence, not a claim that the same design or financial outcome fits a Tampa property. Use the decision packet to request a scoped discussion with Origin.
Before your next conversation
- Identify property owner, utility account holder and approval contact.
- Provide authorized bills, operating hours and available interval data.
- Record roof history, warranties and access constraints.
- Name the permit, utility and roof coordination owners.
- Ask for total installed scope, exclusions and provisional assumptions.
