St. Pete commercial MPU: verify the tenant feeder first

Check the building supply and lease boundaries before increasing a tenant space’s electrical panel rating.

THE SHORT ANSWER

A larger tenant panel does not automatically provide more capacity from the building. Ask the electrician and property manager to verify the feeder, shared equipment and authority for the proposed commercial changes.

Gather building information

Request available electrical drawings, prior tenant equipment schedules and access to the relevant distribution areas through the property manager. Identify the new business’s actual equipment requirements. A vacancy with an existing panel is not evidence that every new use can connect without further review.

Define shared infrastructure work

Ask whether the proposal affects only the leased space or also common equipment. Record who pays for design, utility coordination, shutdowns and any landlord improvements. These boundaries should appear in writing before the tenant orders equipment dependent on the upgrade.

Protect operations during the change

Coordinate the work window with affected occupants and property management. Ask which inspections and release steps control restoration. Keep completed records with both the tenant and building files so future electrical decisions use the verified installation instead of assumptions inherited from another business.

Planning the work in St. Petersburg

For work in St. Petersburg, record the property address, unit number if applicable and the person who can authorize access. Ask the city’s Building & Permitting team which approvals apply to the proposed scope. [1] A condominium association or landlord may also need to approve access or alterations. Keep their written decisions with the electrical proposal.

Before your next conversation

  • Request building electrical records.
  • Verify feeder and common-equipment capacity.
  • Assign landlord and tenant responsibilities.
